Client Background
For over 15 years, Iโve had the privilege of assisting diplomatic and executive families relocating to Toronto for their multi-year terms. These clients often have very specific housing needs related to security, privacy, and proximity to private schools โ requirements that go far beyond the standard rental search.

The Challenge
This summer and fall, the Toronto rental market presented an unusual paradox: many listings, but few truly suitable homes.
Despite an abundance of properties on the market, none met my clientโs exact standards โ either the houses lacked proper security, or those that did were too small for the familyโs needs.
Waiting for the perfect property to appear wasnโt an option. The family needed a home before the new school term began, and time was running out.

The Strategy
Instead of relying solely on the rental market, I took a more creative and proactive approach.
I began contacting listing agents for homes that were currently for sale โ especially those that had been sitting on the market for several months. My goal was to open a conversation about leasing instead of selling, presenting the advantages to both the homeowner and my client.
Several agents expressed curiosity, and one in particular recognised the unique opportunity. After a thoughtful discussion, her client agreed to rent their property instead of continuing to sell it.

The Result
The home turned out to be an ideal match โ located in a prestigious Toronto neighbourhood, close to the childrenโs school, and meeting all the familyโs requirements for safety, space, and comfort.
The relocation was a success, and the family was overjoyed to move into a place that felt immediately like home.
For the homeowner, the decision also proved beneficial โ a high-quality, long-term tenancy replaced months of uncertainty on the market.
