The right strategy, pristine presentation, and unique online marketing always deliver results for my clients. While it’s true that the market—especially the condo sector—has been challenging, preparation, presentation, and pricing done right leave nothing to worry about! There are buyers in every market—good or bad.

In fact, many buyers are currently taking advantage of this transitional period before the market picks up again in the spring (primarily in the freehold sector). With interest rates trending downward and positive changes for first-time buyers, we’re likely to see more activity and multiple offers soon. Smart buyers don’t wait!

This particular unit was an investment property. The sellers waited for the tenants to move out, then painted, staged, and listed it using an underpricing strategy. The results? We had 29 showings in just 7 days. We held offers but didn’t receive any on offer day. However, the very next day, we got a strong offer, negotiated back and forth, and sold it for 11% over asking! This was the 2nd highest price per square foot in the building (the record-holder was a larger unit with a corner terrace), so I’d say this result is more than fair!

The federal government is rolling out some significant reforms that could open the door to homeownership for many Canadians, especially in high-priced markets like the GTA. Here’s a quick overview of the changes:

CMHC Insured Mortgage Limit Increase to $1.5 Million
This will expand access to homes in areas where finding properties under $1 million is a challenge.

30-Year Amortizations for All First-Time Homebuyers
Initially available only for newly built homes, 30-year amortizations are now being extended to all first-time buyers. This could reduce monthly payments by up to $300 on a $650K mortgage, creating more cash flow flexibility for buyers.

𝗔 𝗤𝘂𝗶𝗰𝗸 𝗥𝗲𝗳𝗿𝗲𝘀𝗵𝗲𝗿 𝗳𝗼𝗿 𝗙𝗶𝗿𝘀𝘁-𝗧𝗶𝗺𝗲 𝗕𝘂𝘆𝗲𝗿𝘀
Here’s a reminder of what first-time homebuyers already have access to:

First Home Savings Account (FHSA): Save up to $40,000 tax-free with an annual contribution limit of $8,000.

Home Buyers’ Plan (HBP): As of April 16, 2024, the withdrawal limit is increased to $60,000 per person. For couples, that’s a combined total of $120,000 for their home purchase.

Land Transfer Tax Rebate: Qualifying buyers can receive up to $4,000 in Ontario or $4,475 in Toronto. *Terms and conditions apply.
