This insight was strongly echoed at our Office Meeting today with Jason Mercer, TRREB’s Chief Market Analyst, and I’m sharing two key slides from his presentation with you because the data matters — and it’s powerful.

 
What I’m Seeing Daily in the Market

In my own Market Watch across Toronto and the surrounding areas, I see a very clear shift:

  • Every single day, there are more conditional sales
  • In the last month, I was asked to complete multiple property market evaluations
  • Professional stagers are being pre-booked already for the spring season
  • Sellers are quietly preparing now

These are all indicators that the market is waking up and early movement is happening behind the scenes.

 
For Sellers

If you are considering selling, this is a strategic moment.

Prices have softened, but buyer activity is gaining momentum, and historically, once interest rates begin to stabilize, buyer confidence returns quickly.

That means:

  • More showings
  • More competition between buyers
  • Stronger offers
  • And prices are beginning to rise again — likely as early as spring 2026

If your move includes downsizing to a condo, this may be the best timing:

  • Condo inventory is high
  • Prices are more negotiable
  • You can sell your house to strengthen demand
  • And purchase your next home at today’s reduced values
 
For Buyers

This window may be small — and temporary.

Once confidence increases, competition will come back fast, and the days of negotiating will be gone.

Right now:

  • There is a selection
  • Sellers are open to conditions
  • Interest rates are improving
  • And prices are still at the bottom
